When purchasing a property on the Costa Brava, if you are not a resident of Spain, you will need to apply for a Foreigner Identification Number (NIE). This is essential both to open a bank account and to carry out any legal transaction.
You must consider the taxes associated with the purchase: The Property Transfer Tax (ITP) is 10% if the property is second-hand, while the VAT is 10% for constructions and 21% for land. .
If you are selling, it is mandatory to provide an energy efficiency certificate (CEE) and the Certificate of Habitability. You must also pay the municipal capital gain, a tax that taxes the increase in the value of the land.
